Once you have received interest from a buyer and they have confirmed they wish to purchase, the conveyancing process will begin.
What will we do?
We will be responsible for legally transferring the ownership of your home to it’s new owner.
As well as the above we will also have an involvement in the transfer of the deposit and the final balance as well as the exchange of the contracts.
What is the process?
When you have accepted an offer, wewill then need to be instructed to draw up the contract. We will provide the buyer with the following information:
- Any information which we know may affect the purchase, e.g local proposed developments
- Boundaries information and details of any disputes and/or complaints you have had or made whilst at the property
- Information about freehold or leasehold on the property
- What is included in the sale, e.g fixtures and fittings.
Once the contract has been drawn up including all the above information that you have provided, we can then, if required, help you negotiate regarding anything that needs fixing that may have been raised by a survey, or renegotiate on the price.
The contracts will then be exchanged and you will receive the buyer’s deposit.
When the completion day arrives, you will hand over the keys to the property and receive the outstanding balance, We will give all legal documentation to the new owner.
